January is a strange month in property. Not bad. Not quiet.
And here’s the thing… it’s not actually January that creates it. It’s what happens before it.
December is the month when more people make big life decisions than any other time of year.
Moving house. Changing jobs. Resetting routines. And yes, sometimes separating (sorry, but it’s true).
There’s something about the closing of a year that makes people pause, reflect, and think: “If not now… when?”
So decisions get made in December. But action often doesn’t happen straight away.
Instead, many people spend the Christmas and January break quietly preparing. Sorting. Painting. Decluttering. Planning. Getting emotionally ready to list, without actually listing yet.
That’s why the start of the year can feel like there’s less stock on the market, even though buyer enquiry is often still very active.
And it’s also why you’ll usually see a surge of new listings late January and into February. All those December decisions finally coming to life.
So if you’re feeling that familiar early year pressure…
The itch to change everything.
The urgency to make a big move.
Take a breath.
Ask yourself: Is this the right time for you, or is it the natural rhythm of the year amplifying the feeling?
In real estate, timing is everything.
